Garage Door Weather Seal
Three seals keep the weather out of a garage: the rubber along the bottom of the door, the vinyl stop moulding down each side and across the top, and on some doors a seal between the panels. The bottom one goes first, because it is the one that drags on concrete every cycle and sits in the salt all winter.

Signs the Seal Has Gone
Daylight under the door
Stand inside with the lights off and the door down. A line of light along the floor means the seal is no longer touching the slab, either flattened, cracked, or torn away at one end.
Snow or water on the floor
A drift along the inside of the door after a storm, or a wet line after rain. The garage floor slopes out for drainage, and a seal that has gone hard stops following it.
Cracked or hanging strip
Rubber goes brittle in the cold and splits; vinyl side stop pulls its nails and hangs. Either one is a seal in name only.
What the Replacement Involves
The retainer decides the part
The bottom seal slides into an aluminium retainer on the bottom of the door, and retainers come in a handful of profiles. Which one is on the door decides which seal fits it, and whether the seal is a standard part or an ordered one.
Bottom seal replaced
The old rubber is pulled out of the retainer, the channel is cleaned, and the new seal is fed through and cut to the width of the door. A bent or rusted retainer is replaced with it, or the new seal will not seat.
Side and top stop moulding
The vinyl stop is set so the flap touches the door face along its whole height with the door closed, and nailed off. Set too tight it drags and tears; too loose it seals nothing.
Checked with the door down
Light along the bottom and down the sides is checked from inside before we leave. On an uneven slab the answer is a taller seal, not a lower door.

Common Questions
How often does a garage door bottom seal need replacing?
It depends on how many cycles the door runs and how much salt it sees. Cracked, flattened, or letting light through means it is due, whatever the age.
Can you seal a garage door on an uneven floor?
Usually, with a taller bottom seal or a threshold strip glued to the slab where the gap is. A door adjusted lower to close the gap binds on the high side instead.
Will a new seal keep mice out?
The bottom of the door is the usual way in. A seal that touches the slab along its whole width closes that route; the corners, where the bottom seal meets the side stop, are the spots to check.
How much does garage door weather stripping cost?
It depends on the width of the door, the retainer profile, and whether the side and top stop are being done with it. We come out, look at the door, and give you the price for free before anything starts.
